Resident Policy

House Rules

These House Rules must be followed by all residents staying in any property operated by ZStays Hospitality LLP. Any breach of these Rules may amount to a breach of the Resident Agreement and may trigger ZStays's rights to terminate the agreement.

These Rules may be updated from time to time by ZStays at its sole discretion. Residents are expected to stay informed about notices, updates, and instructions issued by ZStays representatives.

Care of the Building, Common Areas and Rooms

  1. Vandalism, including destruction, damage, or defacement of any ZStays asset or property, is a serious offence. Residents found guilty may be evicted and required to pay all costs incurred due to such damage.
  2. Common-use items such as microwaves, irons, kettles, induction tops, magazines, crockery, and common TV units must be used only in common areas and not inside individual rooms.
  3. Furniture or furnishings in common areas must not be moved by residents.
  4. Any damage to the House must be reported immediately to ZStays representatives. Residents will be liable for costs arising from misuse, except normal wear and tear.
  5. Residents must keep room and wardrobe keys safe. Lost keys will be replaced at the resident's cost. Room or wardrobe locks must not be changed.
  6. If an additional lock is permitted in special cases, one set of keys must be submitted to the roommate(s) and the ZStays Residence Captain for housekeeping, repairs, maintenance, and emergencies.

Intoxication, Betting and Gambling

  1. Possession, distribution, or consumption of illegal substances inside the House is strictly prohibited. ZStays may terminate the Resident Agreement and inform parents or college authorities.
  2. Betting and gambling by any means is strictly prohibited. ZStays may immediately terminate the Resident Agreement and inform parents or college authorities.

Conduct and Behaviour

  1. Ragging in any form is strictly prohibited and is a cognizable offence under the Indian Penal Code, 1860. All reported instances will be escalated to the appropriate legal authorities.
  2. During emergencies or crises, residents must strictly follow instructions from ZStays representatives, security officers, or nodal officers.
  3. Residents who wish to organize a party or invite guests must take prior permission from a ZStays representative and ensure decorum and cleanliness are maintained.
  4. Residents must treat all ZStays employees, housekeeping staff, security staff, food vendors, representatives, and service providers with dignity and respect.
  5. Residents must not harass any person and must respect the personal beliefs, religious sentiments, practices, and privacy of others.
  6. Loud noise, including loud music, is strictly prohibited between 10:30 PM and 6:00 AM. Timings may differ for some Houses or neighborhoods and will be communicated through House notice boards.
  7. Residents must not behave in any manner that may be deemed offensive by neighbors, society members, or people in surrounding areas.
  8. Residents must cooperate with ZStays representatives for police verification, FRRO compliance, and any other required compliance.

Pantry Rules

  1. Cooking food anywhere except the pantry room is strictly prohibited.
  2. Personal food items may be stored in common refrigerators and should be properly labelled. ZStays will not be liable if another resident consumes personal food items.
  3. Residents must clean the pantry area after use, place dirty dishes in the sink, and dispose of leftovers and garbage in appropriate dustbins.
  4. Food ordered from outside must be disposed of properly, including all leftovers and packaging materials.

Food and Beverage Services

  1. Residents are encouraged to consume food only in the designated cafeteria area. If food is taken to the room, residents must use personal utensils. Common cutlery and utensils must not be taken to rooms.
  2. Residents taking food to their room must avoid food wastage and dispose of leftovers responsibly. Immediate consumption is advised to maintain food quality.
  3. Cooking or reheating food inside the room is strictly prohibited.
  4. For every meal, residents must mark food attendance through the QR code scan feature on the ZStays Resident App or any other method communicated by ZStays.
  5. Select dishes may be served in limited quantities or gram mage.

Water and Electricity Consumption

  1. Water must be used judiciously. Any water leakage must be reported to ZStays representatives immediately.
  2. Electricity billing will be determined by prepaid room-level meters where installed, or by actual units consumed as recorded by the main electricity meter for the House.
  3. Where prepaid electricity meters are installed for the entire room, residents are responsible for recharging them as per usage. Charges apply to the room regardless of occupancy count, and roommate cost-sharing disputes must be resolved privately.
  4. Where prepaid meters are not installed, or installed only for in-room ACs, charges will be calculated from the House main meter and billed equally among residents. AC prepaid consumption may be adjusted against final electricity charges where applicable.

Security and Safety

  1. Residents may enter or exit through smart locks using their access control device, ZStays Resident App, or ID card, as applicable.
  2. Adult residents may enter or exit the House at any time, except residents below 18 years and first-year student residents who have not completed the first three months of their in-campus course duration.
  3. Residents who are under 18 years of age or yet to complete the first three months of Year 1 in college must obtain approval for late entry, exit, night-outs, or leaves through the ZStays Resident App. Parent or guardian approval and security team notification may be required.
  4. The ZStays security team may reject late entry, exit, or night-out requests in special circumstances at its sole discretion.
  5. ZStays may share entry-exit or leave data with parents and authorities if required under law.
  6. ZStays is not responsible for loss of personal belongings. Residents must keep valuables such as phones, laptops, watches, and money secure and locked.
  7. ZStays may open and enter any room while a resident is on leave to carry out planned repairs and maintenance in the presence of security or ZStays representatives.
  8. Firearms, lethal weapons, illegal substances, and hazardous materials are strictly prohibited. ZStays reserves the right to search resident and visitor bags and confiscate prohibited items.
  9. In emergencies, residents must contact the ZStays security team or helpline. Important contact numbers will be provided at move-in.
  10. Tampering with security or fire-fighting equipment is strictly prohibited. The responsible resident will bear restoration costs.
  11. Residents must remain patient and cooperate with ZStays representatives during emergencies.
  12. ZStays may hand over its property to government authorities if required by notice, order, or direction during an emergency. Resident rooms may be vacated and belongings shifted for compliance.
  13. ZStays reserves the right to update or revise safety and security rules at any time.

Housekeeping

  1. Regular housekeeping may be carried out even in the absence of residents. Residents must keep valuables secured and rooms locked.
  2. Housekeeping staff must not be used for personal work, including washing personal utensils.
  3. Residents must cooperate during periodic pest control, fumigation, and preventive maintenance activities.
  4. Littering rooms and common spaces is strictly prohibited.

Laundry

  1. Laundry services are meant for regular daily wear only. Underclothing and socks will not be accepted for hygiene reasons.
  2. Delicate or expensive branded clothing, woollens, jackets, leather items, embroidered clothing, and dry-clean-only items should not be given in general laundry service.
  3. Residents are responsible for providing correct information about the number of clothing pieces given for laundry.
  4. Any discrepancy or damage in laundered garments must be reported to ZStays within 6 hours of receiving the clothing.
  5. As per industry standards, complete stain removal is not possible for certain stains such as oil, ink, or food stains.

Internet

  1. Bandwidth speed depends on the service provider and House location. Speed may be limited per user and changed as per company policy.
  2. Houses may restrict the maximum number of devices per user. The device limit may vary from House to House.
  3. ZStays may monitor internet usage to offer a fair internet experience. A Fair Use Policy may apply to all internet services.
  4. Residents must not access pornography, create or maintain fake accounts, download or view pirated content, fake IP addresses, or use another person's credentials.

Usage of Electrical Appliances

  1. Heaters, coils, iron boxes, and other heating or cooking electrical gadgets are strictly prohibited inside rooms unless the room has prepaid electricity meters.
  2. Cooking inside rooms using electric cookers, coffee makers, roti makers, heaters, or combustible material is a serious violation and may lead to a penalty.
  3. Residents must switch off lights, fans, ACs, heaters, geysers, mosquito-repellent machines, and all electrical appliances before leaving the room.
  4. During DG backup, use of electrical items such as ACs, geysers, washing machines, and elevators may be restricted to conserve power.
  5. Only microwave-safe containers or bowls should be placed inside microwaves. Residents should contact ZStays representatives in case of doubt.
  6. Residents must not overload washing machines and must unload clothes immediately after use. ZStays staff will not be responsible for unclaimed clothes.
  7. Residents should avoid unnecessarily stocking the refrigerator. Housekeeping staff may remove leftovers found in the refrigerator.

Health

  1. Residents must immediately inform ZStays representatives if any critical or transferable illness is detected.
  2. Residents must not consume medication inside the premises except medication prescribed by a registered medical practitioner.

Photography and Filming

  1. Photography and filming are allowed, provided residents maintain the privacy of other residents.
  2. Common areas are under CCTV surveillance for safety and security. Residents must maintain decorum and must not obstruct or change the view of CCTV cameras.

Police Complaints

  1. Residents must inform the Residence Captain or ZStays representative before dialing police emergency number 100, except where immediate action is necessary.
  2. Residents must immediately inform the ZStays representative about any engagement or encounter with police.

Visitors and Guests

  1. All visitors must register at the reception area and provide details and documents requested by the ZStays security team before entering any residence.
  2. In gender-specific properties, only same-gender visitors may enter a resident's room with roommate consent. Opposite-gender visitors, or visitors objected to by roommates, will be allowed only up to the reception or common area. In co-ed residences, opposite-gender visitors may be allowed to enter rooms.
  3. Residents may invite same-gender guests for overnight stays by requesting guest booking in advance on a paid basis, subject to availability and roommate consent. Charges will be invoiced to the resident.
  4. Parents may access the room during the day in the presence of the resident and subject to roommate consent. For overnight stays, mothers may stay with their wards, while fathers may stay only in male-only Houses.
  5. ZStays representatives will not entertain visitors if the resident is absent.
  6. The resident is wholly responsible and financially liable for all actions of their visitors and guests.
  7. Local residence management may restrict visitor access if utility consumption increases dramatically, visitor behavior is inappropriate, decorum is affected, or building capacity is compromised.

Rent and Payments

  1. Residents must pay all fees and charges on time and in the manner prescribed in their Resident Agreement.
  2. Rent disputes must be raised with the customer experience team as per the defined process. Pending disputes are not a reason for delaying timely payments.
  3. In case of continuous payment default, ZStays reserves the right to terminate the agreement immediately and evict the defaulting resident.
  4. Residents may not be allowed to go on leave or leave the premises with belongings if rental payments are pending until dues are cleared.

Complaints and Suggestions

  1. The ZStays customer experience team may conduct regular feedback sessions. Residents are encouraged to participate actively.
  2. Residents must submit feedback, queries, and complaints through the Resident App under the Complaints and Suggestions section.
  3. Only genuine complaints should be submitted.
  4. Defaming any person, fellow resident, ZStays staff member, or ZStays itself directly, indirectly, orally, in writing, or on social media is strictly prohibited and may lead to termination and legal action.

General

  1. No animals or pets may be brought inside the House by any person.
  2. ZStays residences are apolitical and areligious. Political or religious gatherings are not permitted without consent from local residence management.
  3. ZStays and its representatives reserve the right to conduct spot checks of Houses and rooms without prior notice.
  4. ZStays will not be responsible for packages or parcels received at the House. Residents must coordinate and collect parcels promptly from delivery personnel.
  5. Electricians, contractors, or other service persons may enter rooms when necessary in the course of duty under supervision of ZStays representatives, while respecting resident privacy and dignity.
  6. ZStays representatives reserve the right to move residents to other rooms in case of necessity or emergency.
  7. ZStays may revise rules and regulations from time to time and will inform residents through notices. Ignorance of amendments will not be accepted as an excuse for breach.
  8. ZStays may provide consumables for entertainment or game areas, including remote batteries and accessories such as darts, dice, cue sticks, and rackets. Residents must maintain them in good condition and bear costs for loss or damage caused by them.
